THIS IS A STRICTLY NON-SMOKING RENTAL PROPERTY: No smoking is permitted in any building on the premises. If evidence of smoking is apparent to our highly experienced housekeeper, the cost of clean-up to eliminate odors from carpets, draperies, furniture etc. will be paid by me. Likewise, I agree to pay for time incurred by the groundskeeper to pickup smoking materials or refuse left around the property. ANIMALS: Pets are not allowed. Should a pet or evidence of one be found anywhere on the premises, the entire rental fee will be forfeited and I shall vacate the property immediately. CONDITION OF THE PREMISES: If, upon my arrival, I find anything to be damaged, unworkable or not clean to my satisfaction, I will immediately notify the agent/owner. If no such notification is received by the agent/owner upon my occupancy, they may assume I am completely satisfied with the condition of the property. Upon my departure, I will return the premises to the same condition in which I found it on arrival, apart from the routine housekeeping generally covered in a home/property rental fee. PROPERTY USAGE: My guests and I agree to use the property at our own risk and indemnify and hold harmless the property rental agent/owner from any and all liability in regard to our use of the property. I agree not to disturb neighbors, nor to use any part of the property for unlawful purposes or violate any law whatsoever. I will not litter the property, and will see to it that all trash is picked up and placed in the provided receptacles prior to my departure. FURNISHINGS USAGE: The property rental agent/owner keeps the property and its amenities in good working order. No guarantees or refunds will be made with regard to the mechanical failure of any household appliances, video or audio equipment or other such furnishings. I hereby agree to care for all furnishings and to properly operate all appliances and fixtures. In the event any repairs or replacements are needed due to misuse by me or my guests, I will immediately notify the agent/owner and pay for the incurred costs. I understand that any personal property I may bring with me, I do so at my own risk, and that it is not insured by the agent/owner. CLEANING: The home is turned over to you completely clean. Upon your departure, please run the dishwasher, and remove the linens from the beds, putting them in the laundry room. (Please do not wash them.) The housekeeper will be coming in after you leave you to clean the home. FOOD, BEVERAGE AND WATER: As we use our home between renters it is not practical for us to remove all food from the refrigerator/freezer each time we leave. The condiments/spices are for your use, of course, but you will need to provide your own food. Please feel free to use the bar equipment and glassware; we trust you will kindly provide your own libations. Water in The Gold Country is typically high in iron and manganese. While it is still completely safe to drink, we prefer bottled water, which is always available for your use. PAPER PRODUCTS AND OTHER MISCELLANY: Enough of these items are in the home when you arrive to see you through a few days. TELEPHONE/FAX USAGE: You are on the honor system. Local usage is free. Should you wish to make a long distance call, please use your telephone credit card. GROUNDSKEEPERS live quietly on the property and are friendly and helpful if needed. They will make every attempt not to intrude on your privacy as they go about their daily chores. KEYS: A caretaker will meet you at the property to give you your key and to answer any questions you may have - or show you around if you wish. Should you lose your key or lock yourself out at a time when no one else is on the property, we will have to pay someone to come and assist you. We must, therefore, levy a $30 charge for this service.
